Blue Ridge Cascade, in partnership with Multi Service Center, has been awarded the contract for the Sound Transit Federal Way Downtown Station Transit-Oriented Development (TOD) Sites 1 and 2. Located immediately west of the recently opened Federal Way Downtown Light Rail Station, the development will deliver two residential buildings totaling 233 homes.

The site has been intentionally designed to support families by maximizing the total number of bedrooms across the community. Approximately 92% of the homes will be two-, three-, and four-bedroom units, creating much-needed family-sized housing in a highly accessible, transit-served location.

Residents will have access to a robust set of amenities that promote connection, wellness, and everyday convenience. These include community gathering spaces and lounges, a theater room, playrooms adjacent to laundry facilities, a fitness center with a basketball half-court, an indoor play gym, outdoor play areas, on-site daycare, and community-serving commercial spaces.

The community will include 10 studios, 12 one-bedroom, 100 two-bedroom, 92 three-bedroom, and 19 four-bedroom homes. The development will serve households earning between 30% and 70% of Area Median Income, advancing equitable access to high-quality, transit-oriented housing for families in Federal Way.
